BUY TO RENT
At times our investor's strategy will be to buy and rent. If this is the case, you, as the agent submitting and representing the buyer on the purchase, shall receive the commission on the purchase side only as there will not be a re-sale.
MULTI-FAMILY UNITS/ VACANT LAND AND SUBDIVISIONS

If your property submission is approved, you will be contacted by a Boomerang Asset Manager within 48 hours in order for YOU to represent the investor on the purchase as the buyer's agent. Precision Asset Management will be receiving a 20% referral fee on all transactions (from purchase commission, as well as, from re-sale listing commission).

Comparative Market Analysis Requirements:
- Within a 1/4 mile radius,further if RURAL
- Last 90 days (active, pending, sold)
- Similar Room Count – bed and bath
- Similar classification, SFR (attached/detached) CONDO, etc.
- Gross Living Area with 20% +/-
- Year built within 10 years of Subject
Subject Property Comparables - line item showing all properties (active, pending, sold within 6 months) that fall within a 20% variance in square footage (1000 sq ft subject property would equate to comparables of 800 sq ft - 1200 sq ft), within a 1 mile radius. Please explain in the comments section if the distance is beyond 1 mile.
Market Snapshot - line item showing ALL properties, not scrubbed, of market area. This includes (active, pending, closed sales in the last 6 months) within the proximity of the subject property and the comparables used in CMA 1. Please use a 1 mile minimum. However, if a larger radius was used for comparables then use the same radius for the market snapshot.
